Why not just use an online estimate
Because a computer has never seen your kitchen.
Automatic estimates average a neighborhood and call it your house. They can't see that you redid the primary bath, or that you back to open space, or that the comparable sale three doors down was a rental in rough shape.
In a market where days on market currently range from seventeen to seventy-five across my towns, being off by five percent isn't a rounding error. It's months.
What happens next

I pull every closed sale within a mile and sort out which ones actually compare to your house.
I walk the house
Twenty minutes. I'm looking at the things that move a price up or down and noting what's worth doing before listing.
You get a number and a plan
